Local Law 47 of 2025 introduces a significant change to sidewalk shed design in NYC: an increase in the required minimum clear ceiling height. Effective August 15, 2025, this update aims to improve pedestrian experience and safety under sidewalk sheds citywide.
Key Changes
- New sidewalk sheds (filed on/after August 15, 2025) must have a minimum clear ceiling height of 12 feet (up from 8 feet).
- Sheds filed before this date are not required to upgrade ceiling height.
- Lighting and certain bracing are excluded from the height measurement, provided they meet code requirements.
- If a 12-foot height interferes with required light, air, or egress for building occupants, the height may be reduced (but not below 8 feet) with proper documentation from a Registered Design Professional (RDP).
- Sheds must not block building exits or fire escapes.
